Arena is positioned to profit from population growth demographic shifts driving childcare demand. Areit with ~88% exposure to early childhood centres as well as health care centres. 

Tenants are the major early childhood franchises but isn’t too concentrated on one (largest single tenant is good start at 34% of income). Wale 12 years plus.
